If space at home is running out you have two routes you can go down, you can move or extend.
Typically, a single storey rear extension with a loft conversion is a common choice for terraced houses, if however, the space allows you too you can go down the route of a two-storey extension.
The key is to never over extend as every street has its ‘ceiling price’ and if yours is over or close to this an extension may not be financially sound as you will struggle to recoup any investment that exceeds the general house price in your area.

Loft, basement or garage conversions
Loft conversions offer a suitable way to add an extra bedroom, bathroom or home office. The simplest way to tell if your loft is suitable is to see whether you have at least 2.3 metres head height.
Basement conversions are a popular option in urban areas (permitted you have an actual basement) where land is at a premium, but should not be undertaken lightly. The professional work involved to create a space that is waterproof (tanked), well ventilated and well lit, makes them more expensive than loft conversions.
If your garage is only used as a junk store, ask yourself if it would be better used as habitable space. You will have to upgrade the structure to meet current Building Regulations covering energy efficiency, damp-proofing and ventilation.
If the adaptation involves building on top of the garage, the foundations will need to be checked by a structural engineer to ensure they can take the extra load.

Remodelling is often the best solution if there is a need for different living accommodation rather than extra living space. In normal circumstances, planning permission is not needed for this work. Nevertheless, the work must comply with the Building Regulations if it includes modifications to the structure of the building or the drainage, for example eliminating a load-bearing wall.

It could be that your dream is to build your own house, as daunting as the process is, if managed well and the brief is clear, we can manage the design process. Under normal circumstances we will always advise a 15% contingency fund in case any extra expenses crop up.
We will take you through the whole process from finding the right location to place the build, through to the finishes on the bathroom.
